If you’ve been watching the housing market and wondering what on earth is going on, you’re not alone. February was a quieter month than usual, with home sales across Canada dipping to their lowest levels in over a year—and it’s not just because of the snowstorms.


So, what’s behind the pause?

The biggest culprit seems to be uncertainty. With talk of tariffs flying around and tensions growing between the U.S. and Canada, many buyers are holding off. And I get it—when the headlines make it sound like the world is shifting beneath our feet, it’s tough to feel confident about making one of the biggest financial decisions of your life.

Even though savings are strong and employment numbers are holding up, people just aren’t feeling ready to leap. It’s not about affordability alone—it’s about confidence. That feeling that it's okay to move forward and plant roots.


The Greater Toronto Area saw the biggest drop, but most major markets felt it too. New listings also fell after a brief uptick in January. And while average home prices dipped nationally—down about 3.3% from last year—this actually opens the door for some buyers.


Add in another interest rate cut from the Bank of Canada, and suddenly, if you’re feeling secure and ready, there could be a good opportunity to jump in.


But timing is personal. If you're not ready, that’s okay. This market is reminding all of us that buying a home isn’t just about numbers—it’s about feeling confident in your decision.
